I-Bonds are 6.73% interest rate - tax deferred

In my opinion I-Bonds are really the best investment you can make in today’s market. They will protect you from inflation. Since high rates of inflation is potential problem this is really the most secure investment you can make.

Series I bonds accrue earnings based on a combination of the fixed interest rate and the semiannual inflation rate. This composite rate reflects the combined effects of the fixed interest rate and the semiannual inflation rate. The government announces the composite rate each May and November

I-Bonds are exempted from State taxes and Federal tax on is deferred. I am always looking for the best investments and that’s the reason I recommend I-Bonds. If you talk to financial advisors they will most likely not recommend I-Bonds, because they don’t make commission on selling them.

If you want to purchase I-Bonds create account on Treasury Direct (http://www.treasurydirect.gov/global_login.htm).

There are no fees to purchase I Bonds. Only individuals can purchase them (no corporations).

I am very happy today. Just purchased some additional land behind our Las Vegas office. It gives me great opportunity to build bigger office or do some other development one day. There are really great deals in any market. I already have over 1 acre in the area.

I got more phone calls from classified ad in Craig’s List then from $100 (4 days 4 zones ad) in Los Angeles Times. The shift towards internet is getting bigger and bigger every day. Once most of the people realize that classifieds ads or other advertising in offline media brings much smaller results it will get really interesting.

The biggest enemy for small business - time wasters

One of the reason why many companies are not making good profit is that they don’t get rid off difficult clients. Every hour of your time you can save now or in the future is priceless. Difficult clients take your time now, but will take even more time in the future. It is better to get rid off difficult clients very early in the process. Sounds crazy? No, that’s a good business advice.

I would always try to solve the problem. But some people will never stop to complain. They will never be sastisfied. They just take your time and you cannot focus on clients who are bringing majority of your business while being happy with your services. So if you see situation like that it is better to stop working with them and send them to your competition.

My car went crazy

DSC 0044 I am definitively not buying Mercedes-Benz any more. My car is in service now after my last trip to Las Vegas. First I am getting way too often messages from car computer like: …. something…. Visit Workshop! Is that from British English?

I went to service (or maybe workshop?) maybe 10 times with electrical problems, but the last messages were in orange and red color together with very loud beeping (very stressful). On this trip the car was telling me that I have way too much oil (reduce oil level) and it happened approx. 3,000 miles after the last oil exchange. I don’t believe oil level expanded in the engine. Then it stopped braking (electronic brake assist had some issues during the rain), computer was beeping like crazy forcing me to stop. Fortunately I was just going to McDonald’s and was off the highway. Then the car computer told me to start the engine and it all seemed to fix itself. But this is really nerve wracking. This experience really made me anti-Mercedes… no more…

Never ending waste of time on meetings in person

From time to time I have people insisting that they have to meet with me before we do some business. Most of the cases it is that such people want to buy something from me or form some partnership and they feel we have to meet personally to do business together.

The scenario goes like this:
1. I email information what we should talk about, hoping that we can really get something constructive going.
2. We meet and the other party apologizes that he/she didn’t have enough time read it.
3. We talk about non related stuff. I try to force it back to business talk.
4. At the end we agree on something, but really nothing major really happens. Maybe few follow up emails, but that’s it.

You can add different people to this scenario (accountant, join venture partner, customer, etc.). I am always surprised how much time people have in hands to insist on meetings like that.

On the other hand when working with people over the internet all the crap is gone. I need something, the task gets done or doesn’t get done. Cooperation will start or fail. If the other party doesn’t have the right information or argument then the business is not done. Decisions are made in seconds or minutes. Small talk is gone. Just results and facts. I like that much better, but too many people still rely on the “old school” way of doing business.

Real estate brokerage business

Three years ago I have started a real estate brokerage in Las Vegas. Our real estate company is completely web based in terms of how we get business. We get all the buyers and seller through our websites. People like them because of the amount of information we have available. We are also very open about our terms and they way we work. We are very small company (less than 10 agents and only about 3 of them are producing some amount of business). We are still able to manage substantial amount of business and company profit. That’s not very usual in today’s world, where brokers (owners of real estate companies) are making less and less, because of the ever increasing commission splits for agents. Many years ago agents were making about 50% from the total commission received. Today they are making very often 100% of the commission leaving broker with couple of hundreds of transaction fees.

Our company is based on having agents on 70-80% split, but we spend money for marketing and provide agents with enough business from our websites and marketing. Instead of cutting expenses and provide less and less services to agents we try to provide more leads, which means more closings and more money for agents to make. Even as it sounds very simple and advantegous for all parties I feel like fighting with a lot of obstacles just to make common sense survive. It seems to me that real estate industry is really screwed up.

It is like most of the agents and brokers don’t get it. There is so much potential for further grow and doing business much better way, but it is really like going against the wall. Just to convince agents in the office that it is better to use computer for generating forms instead of paper. It takes 15 minutes on computer, because you fill certain information once (buyer name, address, etc. ) and it fills it out on 10 forms and 20 places automatically. Filling out paper takes 3-4 times more time. When I first required agents to use computer, gave them training and free software many of them felt that I am really asking too much. I don’t think that there is similar attitude in any other industry. Things like that really frustrates me.
